SHOULD YOU BE AFRAID?
That new home you’re thinking of buying might not be as perfect as you think. Danger might lurk behind every wall.
WHAT WILL YOU FIND AFTER THE CLOSE OF ESCROW?
Buying a home is full of challenges. Beyond frustrating is finding out there’s something wrong after you’ve already closed escrow. In many cases, you may have recourse against the seller if an issue/s was not disclosed, possibly, even against the home inspector if something serious was missed. Regardless,  you are left with a problem needing resolution when all you want is to enjoy your new home.

  • DO YOU SMELL MOISTURE? If you tour a home on a rainy day make a return trip after the rain has passed in order to make sure there are no moisture issues within the residence.
  • IS THERE PET ODOR? Look for damage to carpet or floors. If needed, negotiate a solution before opening escrow. At the very least, learn what you might have to deal with to avoid unwanted surprises such as pet urine seeped down into and through the wood floors and sub floor which can escalate into thousands of dollars of repair work.
  • WHAT IS the OVERALL QUALITY of the NEIGHBORHOOD? Research the crime level, commerce presence, airport traffic and all else you deem unacceptable such as unkempt neighborhood yards and structures, etcetera.
  • DID YOU EXAM HOA COMMON AREAS? Are the residents abiding by the governing rules and restrictions? Are the grounds and amenities maintained? Do you see anything that might affect the value of the unit you are considering?
  • ARE YOU COMMUTING? Drive to necessary destinations, especially if they might be daily routes, to make sure it is something you are willing to live with.
  • IS THE HOME YOU WANT DIRTY & POORLY MAINTAINED? The lack of upkeep, whether updated or not, will require a closer look to discover any hidden issues, such as the foundation, no matter how good of a deal it seems to be.
  • DO YOU CRAVE NATURAL LIGHT? If the property is dark with all blinds/curtains open and all lights turned off, it may not be the home for you even if all else seems perfect. Are there solutions within your budget you can implement after the close of escrow?

DON’T LET PERFECTION FOOL YOU!

Staged homes for sale can be very appealing. To discover the home’s imperfections you need to focus on the property condition and suitability for your lifestyle. Can you visualize the floorplan without the furnishings? Does this home meet most, if not all, of your living requirements? Due diligence is a must; do whatever you can to avoid ‘scary issue’ scenarios after escrow has closed. Absolutely, you deserve a joyful move-in experience.
